Dry Well Installation in Jacksonville

A buried chamber that holds a storm's worth of water and lets it out slowly — for lots with nowhere else to send it.

Dry Well Installation in Jacksonville

A dry well is a buried chamber — a plastic unit or a fabric-wrapped gravel pit — that holds a storm's worth of water and lets it seep out slowly. It is the answer for lots with no legal outlet: no curb, no swale, neighbors on every side. It is not the answer where the water table is within two feet of the surface, and we test the hole before we build one.

Signs you need it

  • no curb, no swale, neighbors on every side
  • downspout lines with no outlet
  • a French drain that has no low end
  • HOA rules against surface discharge
  • water that cannot legally leave the lot
  • a sandier layer under the hardpan we can reach

What we find — and what we do about it

No curb or swale

Nowhere legal to send the water across the surface.

End point for downspout lines

When the street is too far or across a driveway.

End of a French drain

Gives a drain on a flat lot a low end.

HOA limits on discharge

Some communities restrict where water may exit.

Dry Well Installation FAQ

French drain vs dry well?

They do different jobs. A French drain collects and carries water; a dry well is where water goes when there is no legal outlet. On a flat lot with no curb, a French drain often ends in a dry well.

Can downspouts drain into a dry well?

Yes — a dry well is a common end point for downspout lines when the street is too far or across a driveway, provided the water table on your lot is low enough for it to drain.

How much does a dry well cost?

In our area a dry well runs $1,000 to $3,000, sized to the roof or yard area it serves. We test the hole first; near the river and the coast it is often ruled out.

Does a dry well work near the coast?

Often not — saturated ground cannot take more water. We test first and use a street outlet where we can.

How big does it need to be?

Sized to the roof or yard area it serves and a Florida storm, not a drizzle.
